Overview

Sugaring NYC’s retail fit-out transformed a raw tenant space into a thoughtfully designed retail environment tailored to the unique needs of a wellness brand. The project included spatial organization, lighting and material design, compliance with NYC codes, and coordination with landlord and contractors to deliver a functional, inviting space that reflects the brand’s identity.

Architect of Record and Project Management — Full design through construction documentation, permitting coordination, and construction administration for the tenant fit-out.

Design Challenges & Solutions

• Converting a white box into a branded environment:
  The existing lease space was delivered as a “white box” — a blank interior with basic HVAC, finished ceilings, and walls ready for tenant customization. We worked from this base state to create a space that feels welcoming, intuitive, and aligned with Sugaring NYC’s brand experience.

• Circulation & customer experience:
  Retail fit-outs must guide customers through zones — reception, service areas, retail displays — in a way that feels seamless and intuitive. We developed a layout that respects operational flow while maximizing usable space.

• Code & accessibility requirements:
  NYC has strict accessibility, fire safety, and signage requirements. We coordinated design solutions that meet these standards while maintaining a refined aesthetic.

• Coordination with landlord and build-out team:
  Tenant fit-outs require close collaboration with the building’s landlord and contractors to ensure compliance with base building requirements and to align schedules. This coordination helps avoid delays and surprises during construction.
