About.

Architecture and Strategy for High-Constraint Projects.

Cusic Architecture specializes in technically sophisticated residential and commercial work. Projects where regulatory complexity is high, building systems are demanding, and mistakes are expensive.

From multi-agency approvals and zoning challenges to flood zones, egress constraints, and complex structural and MEP coordination, we bring clarity and control from concept through construction.

Who We Serve.

We work with homeowners, developers, investors, and businesses managing projects where stakes are high and complexity is unavoidable: constrained sites, difficult permitting environments, technically demanding systems, or high-value construction.

These are projects where disciplined planning, risk anticipation, and technical coordination directly protect schedule, budget, and outcome.

What Sets Us Apart.

Cusic Architecture is grounded in calm, strategic problem-solving. We do not prioritize a particular aesthetic style. Instead, we focus on solutions that:

  • Navigate regulatory approvals

  • Integrate structural and MEP systems effectively

  • Reduce change-order exposure

  • Coordinate consultants with precision

  • Build with less surprises

Background.

Before founding Cusic Architecture, Samantha Cusic, AIA, NCARB worked at Gensler, a global architecture firm known for high-profile, complex projects. She contributed to a wide range of work, including core/shell high-rises, tenant fit-outs, marketing spaces, amenity environments, and large-scale building repositioning.

She later transitioned into commercial & residential development and asset management roles, gaining first-hand experience where design decisions intersect with financial modeling, construction sequencing, risk exposure, and long-term asset performance.

This combination of commercial rigor, ownership perspective, and technical depth informs her disciplined approach to regulatory strategy, systems integration, consultant coordination, and construction-phase execution.

Today, Samantha applies this expertise to residential and commercial projects where complexity demands clarity, foresight, and precision.

Our Strengths.

At Cusic Architecture, we combine technical mastery with strategic foresight. Our expertise includes:

  • Regulatory strategy & multi-agency approvals

  • Technical integration of structural, MEP, and envelope systems

  • Risk mitigation & sequencing to prevent delays or change orders

  • Construction coordination and sub-consultant management

  • Clear, factual communication to keep clients informed and confident

Our Approach.

We structure projects to reduce uncertainty and anticipate regulatory and technical triggers before they impact schedule or cost. Complexity is addressed early, not reacted to later.

Our role is to make informed decision-making possible, guide coordination with clarity, and keep projects moving predictably from feasibility through construction.

Why this Matters.

Most sites and building systems are not simple. Tight lots, conservation constraints, flood regulations, and complex coordination challenges can stall a project or inflate costs when not strategically managed.

In these environments, design is not just aesthetic, it is strategy.

That is where we create value..

If your project involves planning, regulatory, or technical challenges beyond the ordinary. Or if you simply want greater clarity before building, we would welcome the conversation.
